Indoor mold: liability or hype?

As Miami heads into rainy season and summer, instances of indoor mold will jump. Increased rain and heat will uncover roof leaks, elevated levels of humidity and condensation issues indoors. The more moisture, the more mold. With thousands of vacant properties for sale, for rent, and abandoned as foreclosures throughout South Florida, property owners, managers and asset managers should regularly check for symptoms of mold before they turn to telltale signs.

Yep! It can happen!! You can't afford to sell. Sitting down at the closing table to get rid of the property could mean BRINGING money with you. Just ask so many of the people that bought a property in the last five years or so and no longer want it! Especially those that bought a second/investment property… many of them are up to their eyeballs in monthly expenses between mortgages, association fees, insurance and taxes. They want to sell... try to sell... and realize they can't afford to sell.

Florida HB1489: EARLY LEASE TERMINATION

June 10, 2008:<br>
State of Florida passed a law that allows Landlords, at time of lease signing, to have tenants choose whether they would, at least termination: either pay liquidated damages or a termination fee aount of up to two month's rent OR pay rent until the unit is re-rented. This is an OPTION of remedy for Landlords and is not a requirement. If not used, Landlord may still continue to charge the tenant with rent until the unit is rented, as per the lease and prior law.
