Hanley Wood, LLC's annual "Cost vs Value" Report for 2009 is out! They provide us with some very valuable information about just we should be considering, when trying to sell our properties.

There are very clear differences between deciding to add a sunroom, and deciding to upgrade a kitchen!

Exterior remodeling projects return the most money as a percentage of cost, as reported by the 2008 Remodeling Cost vs. Value Report... for the 2nd year in a row.

Exterior projects including wood decks, siding, window replacements etc all recouped more than 80% of cost. And when trying to SELL? These exterior projects can make ALL the difference!

Kitchen remodeling jobs were also top of the list with high returns for the investment. Bathroom remodels, still high on the list of returns... estimated a return of about 75%.

Least profitable remodel jobs were home office, sunroom additions, and back-up power generators... returning just over 50% of cost.

Upgrading will always help you gain ground against your competition when trying to sell. The more upgraded they are, the more you'll need to be in that same ballpark... if you are trying to gain the most money at closing!! And remember, if you put in $10k for a kitchen re-do... though you may only get back $8k for that investment... it WILL MOST LIKELY help you SELL!!! Unless you want to give away your property as a "fixer-upper"... do your research, read this report, and be smart about the best fixes you can do to your property!

Google "curb appeal" and "home staging" and look at photos of model homes... it will help you prepare your property to sell quickly and for top dollar!
