  • Secure a Mortgage.
It's terribly disappointing when you find a great price on your dream home... then get bad news from the bank from which you were trying to get a loan! These days, for some, it may prove much harder to secure a mortgage if you have bad credit or are self-employed. For condos, you may need a 20% down payment depending on the lender. But there ARE still mortgages available! And many of them from big lenders like Bank of America! THEY WANT TO LEND TO YOU!! There are still "creative" mortgage packages out there that can work for you and your financial situation. Learn more about currently available mortgages: Mortgage/Loan Information. If you want to get pre-qualified, email me and I'll give you a great referral. We work with some of the best lenders! Mortgages

  • Know what it's REALLY worth.
It's easy to get caught up with emotion when you think you've found your perfect property. But do your research. Make SURE the price you're willing to pay is in line with what the property is ACTUALLY worth. With all the foreclosures and short sales these days, chances are the owner may be asking too much - and you'll end up having a problem once your bank/mortgage company calls for an appraisal. For more information on appraisals: Appraisal Information you need to know. Or email: we can do some research for you, and/or help you find the best deals out there! Appraisals

  • Work with a Realtor.
Buyers don't pay for Realtor service. They only benefit from the hard-work of Realtors who are experienced in searching, negotiating, and pushing the transaction along to ensure its success. Navigating the process can be time consuming and lead to a catastrophic financial decision. To learn more about how to select the RIGHT Realtor for you: Pick the Right Realtor for You!

  • Consider ALL the facts.
Make sure you and your real estate agent create market analysis reports for each property you seriously consider putting an offer in on. A market report will show all of the recent sales in that area, what other properties are currently asking, will show recent foreclosures and short sales. These reports will give you an excellent indication of what the official appraisal will come back as.
