Stage your property to Sell or Rent FASTER! Home staging is all about rearranging and redecorating... NOT remodeling!
Staged homes generally sell an average of 2-3 months FASTER than those that haven't gone through the process. Professionals usually charge by the square foot (the average price charged for a 1500 square foot home... $1000). Hire a professional or TRY IT YOURSELF!
DO IT YOURSELF: HOME STAGING TIPS:
CURB APPEAL! Make sure your lawn is well kept... make sure lawn is always mowed, bushes and trees trimmed, no weeds. A well-manicured lawn and yard are the first indication to potential buyers that you keep up and maintain your home well.
DO NOT be emotional...DEPERSONALIZE! Buyers don't want to see YOUR style... they want to be able to picture their OWN! remember you are moving soon. Box up everything to which you can attribute a sentiment or memory.
Mailbox & Front Door... MOST critical two features walking up to your home! Make sure they look freshly painted, work perfectly and are updated. Both of these features create an instant perception to your potential buyers/renters of the rest of your home!
Refrigerators are for FOOD... take ALL magnets, report cards and pictures OFF, NOW! The face of a refrigerator should be completely bare.
KEEP IT NEUTRAL! Paint bold walls neutral. No one has the same tastes in colors... make sure your walls will appeal to the masses. Light neutral shades will make an enormous difference.
Add Fresh flowers! on dining room table and in the master bedroom will add warmth and color.
NO CLUTTER! Make sure all trinkets, family photos/frames, magazines, tea cup collections, and other miscellaneous objects are boxed up and out of sight.
Sets of three...Use a set of three similar or matching candles on a mantle or countertop... sets of three similar items (staggered sizes perhaps, but similar in color or style) adds depth and interest.
LET LIGHT IN! Make sure to take off dark drapes to show off great windows, or at least open them all the way to show off garden or pool views especially. Living areas should all be light and bright and exude as "open" a feeling as possible.
And remember... EACH ROOM should have ONE PURPOSE.. and ONE PURPOSE ONLY! De-clutter the furniture in each room so that the function of the room is clear. If it is a family room, make sure there is not a desk, and clear out any extra tables. If it is a Master Bedroom, make sure to clear out the computer, hide the ironing board and any extras that detract attention.
