2. SHARE YOUR WISH LIST WITH ME! List the most important attributes or amenities the property should offer... ocean access, lagoon-style pool, wine cellar, multi-car garage, tennis court, schools, etc.
3. GET PRE-QUALIFIED/PRE-APPROVED! When viewing luxury homes in Miami, it is important to show you are a serious and qualified buyer. Generally reputable Realtors and serious sellers won't show property to those without pre-approval from a bank and solid financing options available to them.
4. PREPARE YOUR FINANCING! When you find the perfect property, make sure you are prepared financially. Jumbo loans are still available through Bank of America, Wells Fargo and several others - depending on credit scores and amount of down payment, etc. Generally, banks will require at least 20% down... though the average down payment of luxury homes is between 30-50%, even in this market.
5. SUBMIT SOLID OFFER! If the property is a fantastic deal, or has competing interested buyers... it is even THAT much more important to hire an experienced Realtor! Offer the right price, ensure the inspections are done right, get the legal representation you need... so many pitfalls with real estate transactions can be avoided easily when using the right team of professionals starting with your Realtor!
