Property Maintenance Advice

Did you know? Sticking to a property maintenance regimine monthly and bi-annually will increase efficiency, and ensure better safetly in your home. Our top picks for MOST IMPORTANT HOME MAINTENANCE MEASURES to take... which can be done easily and regularly!

***WE HAVE FANTASTIC A/C, APPLIANCE, HANDYMEN ON STANDBY WAITING TO HELP YOU WITH YOUR HOME MAINTENANCE NEEDS! THEY EXTEND THE BEST PRICING AND SERVICE AVAILABLE - NO JOB TOO SMALL OR LARGE! LET US KNOW WHAT YOU NEED, WE'LL HELP YOU GET IT DONE!***

  • Change Filters
Clean or replace filters once a month, or as needed. A/C filters should be changed monthly, but don't forget to clean the dryer vent, stove hood and even room fans. Make sure cooling & heating vents are free from any obstructions of furniture or window coverings, etc. - and make sure they are clean!

  • Clean Refrigerator Coils
If your refrigerator uses coils (most common type), vacuum the coils at least twice each year. These coils become very dusty and dirty, and we've found most people don't EVER clean them... may not know they exist and how to access them! And... little known fact! A full refrigerator uses less energy than an empty one - so stock up on plenty of your favorite foods and save!!

  • Drain Hot Water Heater
Once per year, make sure to drain the hot water heater which will remove sediment from the bottom of the tank and increase efficiency.

  • Check roof for loose or missing shingles or tiles
If possible, have a professional roofing company inspect your roof once per year... we recommend each spring. Repairing and replacing roofs are one of THE most expensive fixes you might need to make on your property. Most future repairs can be avoided with routine inspections and paying close attention to the condition of your roof.

  • Change Batteries
Smoke and carbon monoxide detectors use batteries. Make sure to test each device and regularly change the batteries as needed.

  • Air Conditioner Maintenance, IMPORTANT!
If not properly maintained and operated, your Air Conditioning system (and as a result, your home) will become contaminated with particles of dust, pollen or other debris. If moisture is present, mold and other such microbiological growth may be released into the home's living spaces as well. Many of these contaminants cause allergic reactions or other symptoms in people if they are exposed to them. It is recommended to have a professional Air Duct Cleaning service come out every 1-2 years... but make sure they clean ALL components of the system and are qualified to do so. Failure to clean a component of a contaminated system can result in re-contamination of the entire system. There are chemical biocides, designed to kill microbiological contaminants, that can also be used and are highly effective. The AC Coil should also be cleaned with a chemical wash every 1-2 years. For more information on AC maintenance and your health... visit the Environmental Protection Agency (link below) for more information.

  • Test for Radon: It Causes Cancer
According to the EPA... 'Radon is a cancer-causing natural radioactive gas that you can’t see, smell or taste. Its presence in your home can pose a danger to your family's health. Radon is the leading cause of lung cancer among non-smokers. Radon is the second leading cause of lung cancer in America and claims about 20,000 lives annually.' You can test your own home, or hire a professional. But don't let this silent threat endanger your family. It's easy to remedy, if you know what you're dealing with. TEST YOUR HOME! ***July, 2008 - a study was released that shows Radon Emissions from GRANITE COUNTERTOPS can be at dangerously high numbers. For more information, visit the Environmental Protection Agency and read about Radon Gas.
