If we increase rent with a renewal can we collect extra security? We charged one month security when they moved in. We are increasing rent $50

Great tenant? Forego the extra security!

We had a question about renewals and extra security when it comes to a great tenant you really want to show appreciation for and keep...

It's ALWAYS a great idea to show your appreciation for a great tenant. Do they pay their rent on time, keep the property clean and are cooperative with any repairs needed?

At RPMS, we often renew for a 2nd year with no increase if it's for our best tenants and/or if they have 1-2 lingering late fees on their account we'll wipe those out for them at renewal time as a thank you for being a great tenant. Showing appreciation goes a long way to keeping a great landlord/tenant relationship.

Extra security never hurts!

Florida doesn't limit landlords on how much they can collect in rent. Conversely, there are always rentals available so IF landlords are asking unreasonable amounts of security, tenants will just go elsewhere.

However, it's normal and accepted that tenants pay the equivalent of either one or two month's rent as security (see our other articles/pages on what amounts to charge for security). This means, if there's a rent increase, landlords can certainly collect additional security to match that new rental rate.

We suggest that landlords keep a good ledger of all rents and security, and the new terms of renewal are clearly documented.
