But there are definite tricks of the trade to help speed up the process of finding a good, qualified buyer.

Things you can do yourself...
Start in the front. First impressions are EVERYTHING!! Look objectively at the front of your property. Is the grass green and mowed regularly? Are the trees trimmed and anything dead removed? What does your mailbox look like? Is it freshly painted or shiny and new looking? Is the driveway/walkway/path leading to your front door clean and inviting?? The need for Curb Appeal is a reality you can't escape!!
What about your front door? Make sure it is clean, freshly painted. Invest in a nice new brushed nickel silver front door handle/lock set. If your front door looks clean and new, your buyers will walk into your property with a huge smile!
First and foremost, scrutinize your property as if you were a potential buyer. Bury all your emotional ties to the home and think like a buyer that has quite possibly viewed more than 20 properties in the last couple of weeks! If you can't get past your emotions, or don't feel you have the knowledge to see what you NEED to... ask a friend, neighbor - and ESPECIALLY your Realtor if you have one. Realtor's make the BEST resource for this because they've seen the properties out there. They KNOW what your competition is and will be able to give you great tips to make YOUR PROPERTY more competitive.
"Home Staging" services are essential to selling luxury homes. Most experienced realtors that have been in the business for more than a few years will be able to guide you. Or you can hire a service (generally fees range from $500 to $5000 to "stage" a home for sale).

Buyers these days are educated, and they tend to know EXACTLY what they want! Find a Real Estate Agent that knows HOW to find these buyers!!
